For tenant & buyer representation
The listing hardly ever says the rent, the structure, the CAM, the minimum term, or the real square footage. This desk asks the broker, chases the silence, remembers every answer, and tracks what you sent to which client.

Click any step — or press play — to follow one property through the desk.
Drop the .xlsx export on the page. Every row becomes a property on the client's search; brokers named in the export land in the ledger automatically.
Sample figures from a real 68-property export. Every number here is one the desk showed on import.
Five questions, asked for you, answered on the record.
Imports the export and shows, per property, what's missing: contact, rent, structure, CAM, term, square footage.
Opens a draft in your own mail with the broker's address, subject and the five questions filled in. You send it.
Follow-ups appear in the queue when due. Two unanswered emails and it tells you to call.
Paste the broker's email; rent, structure, CAM, term and SF come out quoted word for word, with a confidence rating, for you to confirm.
Who answers, how fast, who needs the phone. Which property went to which client, and what they did with it.
Ask the record in plain language. Answers are quoted from your file, cited to the field, and rated — never guessed.
No subscription, no login, nothing a vendor can switch off. Your record is a plain JSON file you can open in Notepad and back up by copying.
CoStar list in. Qualified properties out.
Answers come from your own file, quoted word for word, with where each one came from. If it isn't on record, the Genie says so instead of guessing.
Export from CoStar with the standard column set (Property Address, Property Type, RBA, Total Available Space, Rent/SF/Yr, Leasing Company Name/Contact, …). Rows already on this search (same address + city) are skipped. Listing brokers named in the export are added to the ledger automatically.
Open any property, then use Use as search template. The property's type, city and size (±30%) become the criteria for a new search.
